How To Choose the Right Toronto Neighbourhood for Your Family

Topic: How Toronto development is changing neighbourhood character and culture
Ralph Fox, Broker of Record at Fox Marin, was featured in the Real Estate Magazine discussing the ongoing tension between new development and the preservation of Toronto’s neighbourhood character, cultural institutions and sense of community.
The article examined the proposed redevelopment of the Sneaky Dee’s site at College Street and Bathurst Street, where plans for a 16-storey mixed-used residential building sparked vocal backlash from Torontonians concerned about the potential loss of the long-standing cultural landmark.
While the proposal was ultimately withdrawn, the controversy raised a broader question for Toronto: how can the city continue to grow and add much-needed density without losing the character and cultural institutions that make its neighbourhoods unique?
“People have mixed feelings towards it. It definitely has a feeling of nostalgia and it really is a part of the neighbourhood’s identity and culture, for better or worse.”
— Ralph Fox, Broker of Record, Fox Marin
“The conversation needs to be far more about the liveability of a neighbourhood and understanding its roots than what we’ve seen in the past.”
— Ralph Fox, Broker of Record, Fox Marin
Fox Marin believes Toronto’s growth needs to be balanced with thoughtful consideration for the character and identity of its neighbourhoods.
Ralph acknowledged that areas like College and Bathurst can benefit from increased density and revitalization. However replacing long-standing cultural landmarks with generic developments risk removing the very qualities that make a neighbourhood desirable in the first place.
Character and authenticity can be meaningful factors for homebuyers when deciding where they want to live. For Ralph, the goal should not be to prevent development, but to encourage projects that contribute to the communities they become part of.
He pointed to the new Mirvish Village as an example of development that is bringing new housing and businesses into the area while maintaining a strong connection to its history and identity. He also noted the growing shift toward purpose-built rental communities, where developers have a longer-term investment in the neighbourhoods they help create.
The broader conversation, Ralph believe, is moving toward creating neighbourhoods that are not simply denser, but more liveable, authentic and connected to their roots.
Toronto needs more housing and thoughtful development, but growth does not have to come at the expense of neighbourhood character.
Cultural institutions, independent businesses, historic spaces and familiar gathering places help give communities a distinct identity. Once those elements disappear, they can be difficult – or impossible – to recreate.
For homebuyers, the appeal of a neighbourhood extends beyond the property itself. The streets, businesses, gathering places and sense of community surrounding a home can all play a role in where people ultimately choose to live.
AS Toronto continues to evolve, the challenge will be finding the right balance between density and identity – creating more housing and modern communities while preserving the character and culture that make Toronto’s neighbourhoods unique.
