How Do I Request Repair Or Maintenance For My Rental?

Submit repair requests in writing to your landlord or property manager. If ignored, you can escalate to the Landlord and Tenant Board (LTB).

Step 1: Make a Written Request

  • Be specific: Describe the issue clearly, including its location and the impact on your daily living conditions.
  • Create a record: Written communication (email, letter, or form) ensures documentation if the problem escalates.

Step 2: Know the Landlord’s Obligations

Under Ontario’s Residential Tenancies Act (RTA), landlords are required to maintain rental units in good repair and ensure they are safe, habitable, and compliant with health standards. This includes fixing:

  • Plumbing leaks
  • Heating or cooling failures
  • Electrical issues
  • Structural or safety hazards

Step 3: Escalate if Necessary

  • If requests are ignored, file an application with the Landlord and Tenant Board (LTB).
  • LTB process: You may attend a hearing where an adjudicator can order the landlord to make the necessary repairs.
