What Is An Exclusive Listing?
Why Partner With
A Real Estate Team?
Take the velocity of the Toronto real estate market as it continues to move at breakneck speeds. Now, combine this with tech-savvy consumers increasingly demanding more (and rightly so) from their real estate team or individual agent. The merger of speed and demand is leading to the maturation of how business is happening here in Toronto and other major global markets.
There are so many moving parts to a successful real estate transaction. To start, there’s communication, digital and print marketing, copywriting, social media, staging and design. There’s also pricing & appraisal, negotiations, logistics and what seems to be endless paperwork administration. You’ll also want a team that has local neighbourhood knowledge, pre-construction access, possible landlord and tenant experience or home renovation experience. The list goes on! How can one person possibly do it all?
To be an experienced agent, you have to do volume. And to do volume at the highest proficiency, with a million balls in the air in real-time, requires deep resources, systems and infrastructure. Most of all, it involves a collaborative effort of experts all operating in sync.
When the stakes are this high, making the decision to work with a cutting edge Top Real Estate Brokerage in Toronto could not be more important.
Taking a moment here to thank the entire team at Fox Marin for exceeding our expectations and delivering one of the best experiences I have ever had as a customer.

Native Torontonian Ralph Fox recognized from an early age that the most successful people in life apply long-term thinking to their investments, relationships, and life goals. It’s this philosophy, along with his lifelong entrepreneurial drive and exceptional business instincts, that have helped to establish Ralph as a top broker in the real estate market in downtown Toronto.
From the age of 12, Ralph set his sights on running his own business, and by 14, he’d already started two successful enterprises. After achieving a Bachelor of Arts degree from the University of Western Ontario, Ralph launched an importing and manufacturing company from the trunk of his car. In his twenties, Ralph continued to hone his negotiating skills by brokering business deals with partners in China, Hong Kong, India and Thailand, while at the same time managing sales agencies in major cities across the U.S. and Canada. Within a few short years, he grew his company into a full-scale operation with sales distribution networks that spanned North America and over time he was able to parlay his business acumen into his other big passion – Toronto’s real estate market.
Ralph is a firm believer in the long-term potential of the Toronto real estate market. As a broker of record and partner-owner of Fox Marin Associates – a boutique, full-service Toronto real estate brokerage with close to a quarter Billion in sales volume under its belt in its first three years. Ralph puts his decades of success in Toronto’s incredibly competitive marketplace to work, hammering out smart solutions that meet each client’s unique personal and financial objectives. He also practices what he preaches, having built a significant and growing residential investment portfolio of his own. Ralph has partnered with some of the largest developers in Canada and has contributed his unique perspective on real estate trends to a wide range of media outlets, including The Globe and Mail, The Huffington Post, Canadian Real Estate Wealth magazine, Global TV News, CTV, Metro News, The Toronto Star, and the New Condo Guide magazine.
Ralph has a keen interest in understanding how to maximize human potential and longevity. As an avid reader, some of his greatest business influences are Warren Buffett, Elon Musk and Richard Branson. Ralph is also a personal performance and leadership coach, certified by the Institute for Professional Excellence in Coaching (iPEC). Ralph holds a Master’s Certification in Negotiation from Harvard University and has been asked to judge the University of Toronto-Rotman School of Management’s Marketing Case Study Finals.
A true Renaissance man, Ralph enjoys the thrill of fast-paced business negotiations just as much as consulting with clients on trends in architecture and design. His “work-hard-play-hard” mentality means that in his rare off-hours, you’re just as apt to catch him lacing up his hockey skates, hitting a new personal record at the gym, enjoying a fine Ripasso in a local Italian restaurant, or wandering Toronto’s Annex neighbourhood with brokerage partner Kori Marin and their loveable Rhodesian ridgeback, Draper.

For high-energy real estate aficionado Kori Marin, a well-lived life is achieved by maintaining an “all-in” attitude that realizes every last ounce of one’s full potential. This mindset has driven successful results in every aspect of her life – from her corporate sales and account management experience to her international travels, to her years of fitness training and leadership – and is the hallmark of the exceptional work that she does on behalf of her clients in the residential real estate sector in downtown Toronto.
Kori first exhibited this “all-in” approach when, at the age of eleven, she left home to train as a classical dancer. Later, while studying at Dalhousie University, she determined that the best application of her discipline and personal drive lay in business, where she could continue to test her abilities in new and exciting ways. This led to a seven-year stint in corporate sales, where she managed a $70+ million portfolio of accounts, including a who’s who of North American retail giants like Walgreens, Target, CVS and Shoppers Drug Mart. Kori was praised for her analytical mindset and incomparable organizational skills – traits that have also served her well as she’s built her own real estate investment portfolio, and would allow her to transition effortlessly into real estate as a full-time career.
Determined as ever, from the moment Kori focused her attention on the real estate industry, people took notice: in her first year, she won Rookie of the Year and President’s Sales awards from Royal LePage Real Estate Services, J&D Division – one of the largest and most established brokerages in Toronto. In time, it became apparent that the big luxury brands that often take a “one-size-fits-all” approach to real estate were becoming more and more antiquated, and failed to serve the best interests or the specific needs of Kori’s creative, forward-thinking and design-savvy clientele. Because of this, Kori and her partner Ralph made the decision to combine their diverse expertise and complementary skill sets, to revitalize the residential real estate experience for Toronto home buyers, sellers, and investors. And so, Fox Marin Associates was born.
Now among the Top 1% of Toronto Realtors, Kori continues to bring her own brand of charismatic energy, creative integrity, and expertise to her multifaceted work-life: not only is she a managing partner in the unstoppable force that is Fox Marin Associates – a consistently five star-rated brokerage with close to a quarter billion in real estate sales volume in its first three years. She’s also an attentive and relatable manager of a growing team of both seasoned and up-and-coming real estate powerhouses in central and downtown Toronto.
When she’s not marketing properties for sale, consulting with clients, gaining certifications in Negotiation Mastery from Harvard University, Digital Marketing from Brain Station or taking a turn judging Rotman’s Business School Marketing Case Studies, Kori channels her boundless energy into fitness training or hiking with brokerage partner Ralph Fox and their #1 Ridgeless Rhodesian ridgeback, Draper. She also travels widely and has logged many kilometres of exploration around the world. Her favourite journeys to date? Trekking the Annapurna Circuit in Nepal, going on safari in South Africa’s Kruger National Park, and visiting the Elephant Nature Park in Chiang Mai, Thailand.

As a Torontonian, born and raised, sales professional and trained craftsman Ian Busher brings a broad understanding of the ins and outs of Toronto living, along with a deep passion for art, design, and construction, to the work of buying and selling homes with Fox Marin Associates.
Ian excels in situations where he can put his multi-faceted background to the test: After brief stints at OCAD, in advertising, and in audio engineering, he worked for three years to become a ministry-licensed Red Seal carpenter, which solidified his expertise in all types of home-building and carpentry: from structural framing to installing doors, windows and trim, to the finer art of furniture and cabinet making. For many years before turning his skills to the Toronto real estate market he owned and ran his own contracting company and worked to renovate and update some truly remarkable older homes and condos in Toronto’s Rosedale, Forest Hill, and Leaside neighbourhoods.
In early 2014 Ian shifted focus from the applied work of home construction to dedicate his attention to the work of buying and selling properties. In this expanded role, he loves to educate home-buyers and sellers on the unique features of each property – those special touches that can turn a house into a home, and a home into a show-stopping retreat. He takes pride in his ability to assess the quality and condition of a property. This, in tandem with his talent for speaking to the feasibility and cost of potential renovations, and his eye for the aesthetic details, make him a powerful partner for anyone looking to buy or sell a home in the Toronto area.
Ian lives in the Cedarvale neighbourhood with his wife, and they can often be found walking the local parks and ravine trails with their two dogs. In his spare time (of which there is little), he also continues to work on his visual arts practice, play guitar, and brainstorm ideas with friends and past clients who are thinking of renovating!

From the moment that urban enthusiast Jessica Elizabeth Spillas first learned about Fox Marin’s passionate approach to buying, selling and investing in Toronto Real Estate, she was hooked. As the Team’s dedicated Home Buyer Specialist, Jessica has developed a broad base of experience, encompassing a wide range of property types and neighbourhoods both in and outside of the downtown core.
Known for her unparalleled professionalism, integrity and customer service, Jessica is an over-achiever with a keen ability to listen and genuinely understand client needs. Dedicating herself fully to the cause, Jessica will over-communicate with her clients and take the time to develop a strategic plan that will allow her clients to achieve their goals while benefiting over the long term.
At her core, trust, education and client satisfaction are Jessica’s utmost priority when working with buyers and sellers alike. Honest at all times, Jessica believes that being an objective third party to help clients rise above a challenging market is the best approach to deliver expert consultation and exceptional results.
Never afraid to admit if she does not have the answer to something, Jessica will seek out information while using her resourcefulness to empower her clients with the most accurate and comprehensive data so they can make an informed decision.
Initially starting her Real Estate career as the firm’s multi-talented Business Development Manager – working behind the scenes on the entire Team’s negotiations, marketing initiatives and data analysis, it is through this wealth of first-hand experience that now allows Jessica to help her own clients navigate through the nuances of Toronto’s real estate market with confidence and context.
Get to know Jessica better, and you’ll learn that her passionate, “go-getter” attitude doesn’t apply just to her work. Indeed, it shines through everything she does: from her studies in Journalism and Communications or her tenure with a leading Architectural and Development firm located in Toronto’s downtown core, and back down to the travel bug that has led her to explore some of the most vibrant & diverse cities in the world.
When she is not building listing presentations, developing pricing analysis’, or keeping clients updated on the latest industry trends, you can find Jessica in the kitchen – creating her own recipes and mastering Pinterest finds; or, exploring the City of Toronto that she calls home with her partner David and their furbaby Bowman – a Shiba Inu rescue pup who they love more than anything.

For Reuben Labovitz, the hallmarks of a creative life were infused in his blood from an early age. As an award-winning cellist with hundreds of concerts across Ontario, Quebec and the U.S. under his belt (and the son of professional classical musicians, to boot!), Reuben committed the majority of his formative years to his musical training.
After achieving a Bachelor of Music degree from McGill University, he transitioned his inherent creative energy, interest in architecture and construction, and the discipline that saw him excel in musical performance and production into a career in real estate. These qualities show in the care and friendly nature he delivers with every client interaction.
Reuben is an integral member of Fox Marin. As a sales agent, he runs Fox Marin’s leasing division and is responsible for ensuring that every landlord’s best interests are looked after and protected. Reuben also has a knack for finding that “needle in a haystack” property for his clients and is a relentless negotiator both on the leasing and buy-side.
A Torontonian born and raised, Reuben makes his home in Riverdale. In addition to being a tried-and-true Toronto sports junkie – he’s one guy who will always stay ’til the bottom of the ninth! – Reuben spends his personal time exploring older parts of the city like Cabbagetown, where he gains inspiration from the interplay of grand estate homes with 19th-century row housing.

Natural competitor and perpetually on-the-go Jerome Werniuk believes that a diverse skill set and drive for continuous self-discovery and growth is the key to a fulfilling life. Jerome channelled his competitive instincts from an early age into athletics and played NCAA Division I baseball at St. John’s University in New York. Though he found success in baseball, competing for Team Canada and being drafted by the Texas Rangers, Jerome ultimately realized his skills as a natural leader and teammate could be better honed in the business world.
After earning his undergraduate degree and working and living in New York, Jerome returned to his native Toronto to pursue a career in real estate. He joined one of Toronto’s most successful commercial real estate teams that focused primarily on office leasing in the downtown core and periphery. In his 2.5 years on the team, Jerome helped negotiate $125M in lease value annually, representing landlord clients including Allied Properties, Slate, Kingsett Capital, Dream, Greybook, Hullmark, Lifetime Developments, and Cresford as well as notable tenant clients such as Shopify for their post-IPO expansion.
In 2017, eager to work at the exciting intersection of real estate and technology, Jerome was a founding team member at venture-backed proptech company Naborly, launching its sales arm and eventually relocating to San Francisco to continue the company’s growth. Naborly’s software products were designed to assist residential landlords, property managers, and agents with the rental application and screening process, and in the 3.5 years Jerome worked there, it became the largest tenant screening company in Canada.
Jerome has lived and worked in many exciting neighbourhoods and real estate markets across Toronto, New York, and San Francisco. Now representing residential clients in the city that has always been his true home, Jerome is excited to channel his unique knowledge base in real estate and technology to help his clients achieve their desired results. Having negotiated transactions with Fortune 500 companies, Canada’s largest commercial real estate firms, and individual landlords, Jerome brings a breadth of negotiating experience to the table and understands how to achieve a client’s goals in complicated scenarios. And even more than athletics and business, Jerome has always had a passion for people. His natural energy and curiosity allow him to quickly get to the heart of what clients truly need and to adopt their interests as his own.
Jerome lives in the Roncesvalles-High Park area with his partner Sarah and their two babies – one human (Elliott), one dog (Nakita). He continues to scratch his inner athlete and ‘can’t-sit-still’ itch by cycling, playing hockey on Toronto’s many outdoor rinks, and being hurt year after year by the Maple Leafs.

After completing his undergraduate degree with a Magna Cum Laude Distinction and a Master’s Degree in Economics from York University, Nicholas found himself drawn to the real estate industry right out of the gate. After growing up in Toronto and seeing the skyline endlessly change, Nicholas has always been interested in the market. In fact, he is a self-proclaimed real estate “junkie” inspired; by the notion of building wealth through real estate and conceptualizing new communities and developments for the betterment of urban go-getters.
Compared to other financial assets, the land supply is fixed, but the real estate itself can always change, evolve and adapt. This notion is Nicholas’s hook!
After completing his Master’s in Economics, Nicholas joined the development team at Smart Centres. It’s there that his passion for real estate began to flourish, solidifying his love for the industry.
In working with Fox Marin as their in-house property analyst, Nicholas’s role is to look at real estate development opportunities for financial feasibility and investment purposes, analyze market transactions and conditions, and provide valuations on condominiums and single-family homes for Fox Marin clientele.
He is a self-described planner and long-term thinker; he believes that it’s essential to balance his approach as real estate is not just about profit. Real estate is not just about numbers (despite being an economist at heart). Real estate is highly personalized at its core – it’s about community, a place of belonging and one approach to establishing generational wealth.
When not looking at real estate from an analytical lens, Nicholas likes to stay active at the gym and enjoys spending time with his fiancé Taylor and his tight-knit family and circle of friends.

A city girl with country roots, designer Kathy Mighton finds beauty in everything – people, places, objects and experiences. She is excited to be working with Fox Marin Associates to create well-crafted spaces that inspire and impress both sellers and buyers alike.
Design has always been part of Kathy’s personal and professional life. Growing up on a farm, Kathy found allure and inspiration in nature and her environment. She moved to the big city to study Fine Arts, Philosophy and Interior Design, winning recognition from ARIDO for her innovation in design. From the stunning textiles of India to the ancient architecture of Cambodia; all the way to modernist classics of Finland and rustic cave dwellings in Central Turkey; it is Kathy’s deep-seated passion for travel that has informed her love of global design.
As a designer, Kathy thrives on wearing many different hats – some of her past accolades include the production of a clothing collection in Indonesia, India and Nepal that sold nationwide; logo and branding designs that appear on shoes sold across North America; heading the visual merchandising and retail operations for a chain of 16 lifestyle stores across Ontario and Quebec; as well as the design and management of an online shoe store that became a cult favourite for many women across Canada.
Kathy has also created websites, branding and print material for writers, artists, art dealers and other professionals across the globe; with her posters and programmes used to promote bands, theatres, galleries and plays across Ontario.
Kathy’s perfect day in the city includes a walk at Cherry Beach with her rescue dog, Billie, a challenging yoga class, a healthy homemade meal with her husband and daughter and a refreshing glass of chardonnay.

Creativity and design have always been integral for Corry Muzatko, or “little Corry” as she is affectionately known by the team. At 5 years old she wanted to be a book illustrator – she jumped in with both feet, illustrated her first book, handbound it and presented it to her grade one class.
After graduating from Sheridan College in Illustration she worked with a book publishing house producing illustrations for textbooks, magazines and children’s books while exhibiting her own artwork and paintings in multiple art shows.
Eager to explore more creative outlets, Corry continued her journey in design. She studied jewellery design at OCAD and made her own line of jewellery that was sold in retail stores nationwide; she graduated from CMU College of Makeup Art and Design and worked as a professional makeup artist in retail, photography, TV, film, print and as a freelancer; and created stained glass for interior, exterior and building installations.
Corry has worked with stagers, interior designers and architects for over a decade as the owner and operator of a white-glove furniture delivery and assembly company – often assisting in the curation of the space.
Working with the Fox Marin team to design thoughtful and well-crafted spaces is a dream for Corry.
When not creating stunning interiors, Corry can be found as a colour expert artist making custom lipsticks in a lip lab, illustrating and painting custom art portraits for clients around the globe, crafting bespoke soaps and binge-watching Dexter.

Originally from Dublin, Ireland, Emma Mcconville had already built a strong reputation for client management and service before she relocated to Toronto in 2016. It only took her about a month to fall in love with her new city’s vibrant and ever-changing neighbourhoods—particularly Little Italy, where she now resides.
As Fox Marin Associates’ General Manager, Emma is in charge of all of the moving parts of the dynamic residential real estate sales and marketing firm. This means you’re just as likely to see her quarterbacking client meetings in their Midtown office as seeking out artwork and interior design elements on Queen West to help stage stylish properties across the downtown core.
While Emma settles into her new home-away-from-home, she continues to take advantage of all that the city has to offer. As a former ballerina and dance teacher, she’s keen to take in as many theatre performances as possible. She has also tapped into Toronto’s rich food and mixology culture, and loves to try out new restaurants in her off-time!
