The Insider: We received an inquiry from a couple originally from Montreal. Over the last eight years, these two Canadians and their family lived overseas in the UAE. With an incredible job opportunity, it was time for this family to relocate back to Canada.

Being from Quebec, they did not know Toronto well and were looking to find the right property for their family prior to the start of the school year.

Having never lived in Toronto, they were seeking a family home in an established neighbourhood – it was also imperative they were close to the schools they wanted their children to attend. The Insider: Talk about kicking off the long weekend in high gear with this Friday night acquisition for a rockstar buyer client!

We knew this unique property would fly off the shelves fast, but we didn’t expect to be in a heated bidding war at this price point. However, when it comes to Toronto Real Estate – never say never. We previewed the property on day one on the market, knowing this home met our buyer’s requirements. Location, contemporary, design-forward (but under-stated), garage, functional master with ensuite, guest rooms, natural light, gym space and uber low-maintenance. We looked at similar properties for the last eighteen months, but nothing passed the Fox Marin test until this showstopper popped up on the multiple listing service! After our preview, we arranged for a 7AM showing with the client the next day.

It didn’t surprise us that this Brookfield home checked all the boxes – so we jumped in with two feet and went to work on scoring the property for the purchaser! This home was the “needle in the haystack” we had been hoping to one day find, so we had to ensure we sealed the deal! By the time we got our ducks in order, there were already two other offers registered on the property. So, now we had to play to win because losing wasn’t an option – paperwork, price, deposit, timeliness, communication – all in, all the time. And that’s precisely what we did. After some back and forth and some nail-biting moments, we had an accepted offer in hand by 8 pm – just twelve hours after leaving the property that same morning. The process of selling the house was very emotional and stressful for the entire family. Kori, Ralph and the whole Fox Marin team were there to navigate and support the sale every step of the way and ended up getting an incredible sale price for the house, which was $500k over asking. The final sale price well exceeded the family’s expectations!
