Esteemed
West Mineola

Representing the Seller | 1266 Minaki Road, Mineola

A Study In Contemporary Restoration; Whimsical & Magnificent Minaki

A private, unforgettable residence in West Mineola spilling over 1.5 acres of opulent green space. Architectural notes included clean, sophisticated lines; superior casements for effortless indoor and outdoor transitions; and a soft, neutral colour palette devoid of clutter and contrived embellishment. The essence of modern Muskoka living with the convenience of the best schools, transit, and amenities of Port Credit. Highlights included elevated chef’s kitchen, wide plank hardwood flooring, custom millwork, surround sound audio, salt-water pool, wine cellar and sun-filled lower level with backyard walkout, fifth bedroom and media room.

The Insider: The Sellers were highly imaginative, creative and wonderful to work with.

Their massive renovation of this property was both laborious and intense (as most projects are). It was important to them to protect the integrity of the home’s original elements by incorporating its historical roots to align with the virtue of the Mineola neighbourhood.

Their realized vision was breathtaking, and our hearts are full of gratitude for being included in their family’s journey by partnering with them to sell this home so they could move on to their next project.

Representing the Purchaser | 127 Alcorn Avenue, Summerhill

Tucked Away on Summerhill’s Alcorn Avenue; Two Bedroom + Den, Four Washrooms, Private Parking

JW Siddall designed this desirable home for his mother at the turn of the century. This well-known Toronto architect designed the First Holy Blossom Temple, redesigned St. Lawrence Market in 1901 and many other impressive historical buildings and residences throughout the city. Not only did this magical home capture the essence and beauty of the early 1900’s – but it also featured modern and contemporary elements, including a glorious kitchen, impressive windows, gorgeous millwork and an urban garden retreat.

The Insider: Our buyer clients were successful professionals looking to acquire a downtown pied-a-terre that could also serve as an excellent investment.

When we uncovered this jewel box – a one-of-a-kind property located on a tree-lined street at the end of a cul-de-sac, we knew we found a unique property. The former owners had completed a meticulous renovation of the residence, with not one detail overlooked. Only visionaries can protect the character and old-world charm of a home while introducing modern elements. One of our favourite properties to date.

A Noble
Rosedale
Residence

Representing the Purchaser | 182 Crescent Road, Rosedale

A Very Handsome “Dutch” Inspired Edwardian House

The Insider: We received an inquiry from a couple originally from Montreal. Over the last eight years, these two Canadians and their family lived overseas in the UAE. With an incredible job opportunity, it was time for this family to relocate back to Canada.

Being from Quebec, they did not know Toronto well and were looking to find the right property for their family prior to the start of the school year.

Having never lived in Toronto, they were seeking a family home in an established neighbourhood – it was also imperative they were close to the schools they wanted their children to attend. Within a few week’s time, an incredible Rosedale residence appeared on the market that checked all the boxes. In fact, it was gorgeous.

With the family in Quebec, an offer CONDITIONAL on the buyers seeing the property in person was submitted! After some negotiations on price & closing, a deal was reached. Even their condition of a walk-through was accepted. The family quickly arrived back in town & visited the property in person for the first time. A bit of a nail-biter, we’re sure! And you know what? They loved it even more in person! BOOM!

Shortly after their walk-through, they waived their condition, and this home was officially theirs for the keeping! The perfect way to begin their fresh Canadian adventures. We have no doubt this young family will love their new home – now, we need to set them up with our favourite restaurant recommendations to ensure they stay for good 🙂

Baby Point

Representing the Purchaser | 54 Baby Point Road, Baby Point

An Estate Sale On The Market For The First Time in 54 Years.

The purchasers of this solid, Circa 1927, 3-storey brick Georgian Architecture home on an outstanding 50 x 173 lot, are long-time Fox Marin clients we met at an Open House.

The Insider: This savvy duo are astute and successful real-estate investors with outstanding creative vision and the ability to think long term!

Not only do they have an extensive portfolio of condos, but they have also renovated an East End property stud-to-stud that will have Architectural Digest knocking at their door! With their young (and ridiculously adorable) family amid a pandemic, they decided it was time for more space! And, these two can’t help but look for their next project! During their West End search efforts, they fell in love with the tree-lined streets and character homes located in the much desired Baby Point neighbourhood.

When this particular property came to market, not only did they fall for the lot and the feel of the home – but they knew it was screaming “diamond in the rough!” After completing their due diligence, including a deep dive into the schools – they dove in feet first and competed against three other offers to snag this once-in-a-blue-moon opportunity. Hats off to our clients to recognize this property’s potential and successfully execute a killer action plan led by Ralph Fox! We have no doubt this dynamic duo will turn their vision into an incredible family home that will be enjoyed for years to come (and we’re already working on our abs for your future pool parties).

Celebrated
Lawrence
Park South

Representing the Seller | 17 Heddington Avenue, Lawrence Park South

A Luxuriant Disposition & Time-Honoured Architectural Lineaments

Distinguished by cozy alcoves and airy chambers, this lovable 2.5 Storey, five-bedroom sun-washed Allenby family home reveals unsparing natural light, a luxuriant disposition and time-honoured architectural lineaments. A cardinal throwback to an early 20th-century build; traditional wainscotting, classic mouldings, custom trim & cathedral windows dusted with an inviting contemporary aesthetic. Exquisite landscaping and a private backyard oasis for a sizable birthday celebration or an intimate summer BBQ. An impeccable & well-loved property with bountiful storage, a dreamy garage, fenced-in yard & superb sharable spaces – prime neighbourhood, accessibility and school district. A home meant for your forever memories!

The Insider: Our clients originally purchased the property in 2015 when relocating their family from Barrie to Toronto.

They were attracted to the prestigious, tree-lined, family-friendly neighbourhood – steps from Eglinton and the newly planned LRT line. The spacious house was essentially a new build, located in an older area. It had tons of natural light and boasted a separate garage with six parking spots. Despite the house being virtually brand new, our clients could not wait to put their personal stamp on the property and invested over $300K in renovations and upgrades. After living on the property for close to seven years, they decided to part ways with their beloved home to build their dream property up North.

An Esteemed
Forest
Hill
Residence

Representing the Seller | 4 Strathearn Blvd., Forest Hill

A cardinal throwback to an early 20th-century family home

Distinguished by cozy alcoves and airy chambers, this loveable two-storey, five-bedroom sun-washed Forest Hill Village home is immersed in sunlight, irreplaceable character, and 1930’s Tudor-inspired architectural lineaments. A cardinal throwback to an early 20th-century build featuring cross-hatch muntin windows, beautiful wainscotting and crown mouldings and a wood-burning fireplace for holiday festivities and cherished nights tucked indoors. A home meant for those forever memories regardless if you renovate, restore or refresh with your personalized family trademark.

The Insider: When it was time to sell, this beloved family home needed to be packed up, freshened up, staged, styled, and photographed to perfection.

Not to mention, we were in and out of Covid lockdowns at the time – a changing real-estate climate that felt unpredictable and somewhat foreboding. In this case, pricing was paramount to selling fast – there wasn’t time to “test the market” or work from a place of self-interest. From day one, the seller was on board with the timing, the strategy, and the valuation. With some old-fashioned hustle from everyone involved – Fox Marin pulled off a beautiful listing in record time, scoring multiple offers the day they hit the market. An emotional goodbye to a home enjoyed by the seller’s family for over twenty-five years.

Trinity
Bellwoods

Representing the Purchaser | 51 Brookfield Street, Trinity Bellwoods

A 3-Storey Custom Masterpiece in the Heart of one of Toronto’s Most Diverse & Creative Communities

The Insider: Talk about kicking off the long weekend in high gear with this Friday night acquisition for a rockstar buyer client!

We knew this unique property would fly off the shelves fast, but we didn’t expect to be in a heated bidding war at this price point. However, when it comes to Toronto Real Estate – never say never. We previewed the property on day one on the market, knowing this home met our buyer’s requirements. Location, contemporary, design-forward (but under-stated), garage, functional master with ensuite, guest rooms, natural light, gym space and uber low-maintenance. We looked at similar properties for the last eighteen months, but nothing passed the Fox Marin test until this showstopper popped up on the multiple listing service! After our preview, we arranged for a 7AM showing with the client the next day.

It didn’t surprise us that this Brookfield home checked all the boxes – so we jumped in with two feet and went to work on scoring the property for the purchaser! This home was the “needle in the haystack” we had been hoping to one day find, so we had to ensure we sealed the deal! By the time we got our ducks in order, there were already two other offers registered on the property. So, now we had to play to win because losing wasn’t an option – paperwork, price, deposit, timeliness, communication – all in, all the time. And that’s precisely what we did. After some back and forth and some nail-biting moments, we had an accepted offer in hand by 8 pm – just twelve hours after leaving the property that same morning. Craziness to the max degree, and if you could see us behind the scenes, you would understand! And, we’re beyond ecstatic for our long-standing client and friend for being patient and waiting for the right house at the right time!

The potential to collectively transform…to restore…to reinvent.

You’re a romantic at heart. It’s distinct & discernible. That 1875 turn-of-the-century Victorian kind of love. Peeling back the layers and embracing its uncertainty. The potential to collectively transform…to restore…to reinvent. The makings of a true work-of-art hidden behind a classic facade. Over 2,100 square feet of unrealized architectural magic and promise. A restoration at play. Alchemy of original mouldings, hardware, ceiling details, etched glass and scale. Truly, the beauty of becoming.

The Insider: When it came time for the owners to sell their generational downtown home, they reached out to the Fox Marin team. The house was built in 1875 and needed some TLC, plus one of the residents needed to be relocated to a new home…no easy feat after 69 years of calling 68 Brookfield home.

The process of selling the house was very emotional and stressful for the entire family. Kori, Ralph and the whole Fox Marin team were there to navigate and support the sale every step of the way and ended up getting an incredible sale price for the house, which was $500k over asking. The final sale price well exceeded the family’s expectations!

A Coveted
Ravine Lot in Rosedale

Representing the Purchaser | 87 Highland Avenue, Rosedale

A Spectacular Rosedale Home with Over 6,000 Square Feet Spill Over a 50′ x 258′ Ravine-Backing Lot with Luxurious Table Land.

The Insider: What a wild ride it was brokering this incredible off-market opportunity with Don McHardy and his group. We are beyond ecstatic for our Fox Marin buyer clients who have been pursuing their property goals with us for many, many years. We are so proud of their achievements, tenacity, and never-ending pursuit to secure exactly what they want.

This gorgeous 50 x 258 ravine back-lot features stunning park reservation lands and city skyline views in the heart of Rosedale proper. Honestly, you would have to see it to believe it! This heritage & conservation-protected property serves as a springboard to a stunning restoration & renovation lead by architect Richard Wengle and his team. We do not doubt that our buyer’s incredible vision and relentless drive to create a beautiful masterpiece will unveil one of Rosedale’s most stunning properties upon completion.

A
Romance
with
Roncesvalles

Representing the Seller | 207- 27 Brock Avenue, Roncesvalles

An Uncut Gem. Authentic, Honest & Absolute.

A small wedge of Toronto’s 19th Century Roots Safeguarded from the glass, the concrete and the mundane. Instead, uncover an extraordinary juxtaposition preserving exposed brick, wooden beams and cast-iron details blended with contemporary finishes, smooth lines & modern furnishings. Re-purposed in 2003 by Core Architects, this former factory invites artists, designers, architects, scholars and sovereign thinkers alike. Lovers of art, books, music, film, and vintage finds need only apply (and exceptional all-around individuals to live in this magical & miraculous discovery).

The Insider: Our Selling client originally purchased the property with us in 2009 when Queen West & Brock Avenue was must edgier and just starting to gentrify. Our buyer was very much into the art scene, and a cookie-cutter condo would never have made the cut. And 27 Brock was anything but that.

She fell in love with the character, the charm and extraordinary sweeping ceiling heights. Originally from Montreal, our buyer turned seller (a decade later) was returning to her family and admits how much she will “miss her loft.”
