Our clients came to us with a one bedroom plus den ready to hit the market, but a nearly-identical unit was already listed 18 floors above them. We knew that best-in-class marketing and contemporary staging would help us stand out, so we quickly put the wheels in motion on our winning strategy. With a moving crew in tow, Kori brought in a selection of furniture and decor that showcased the usable floorplan and highlighted the natural light. One of our favourite corners of this unit, was the den that Kori transformed into a functional office space thanks to an appropriately sized desk that fit with the rest of the decor.

Once the staging was complete, we listed our unit on MLS at the exact same price as the competitor, despite being positioned 18 floors lower than the other unit. We kicked off our marketing campaign with a series of social media and advertising strategies, and a steady flow of showings started getting booked. After a busy weekend of showings, we sold the unit for 100% of asking after just 7 days on the market.

Eventually, the unstaged unit 18 floors higher sold for 98% of asking after a whopping 31 days on the market. Despite being listed for the same price, our unit stood out to buyers and attracted more showings because of the professional photos, strong digital presence and staging that helped potential buyers picture themselves living in the space.
