STAGING

You Had Me At Hello

The art of selling your property always starts with the first impression. Does your listing stop a busy prospective buyer dead in their tracks? Can they visualize themselves living in your home and feel they would pay a premium to do so? Studies show that a staged property can sell on average 17% higher than a property that’s not staged. And, we have a real-estate track record to speak to this.

At Fox Marin, we have mastered the art of creating that emotional connection with prospective purchasers and our seller clients’ properties. We do this through thoughtful, curated and contemporary staging – we know our audience. We stage and style to sell, meaning we brand and market your property to sell for top dollar.

Serious question though. Can you afford not to have your property shown in its best possible light?

We’ve answered this question by building out and investing in one of the best and most effective in-house staging divisions in Toronto. The Fox Marin staging team has a warehouse packed full of over $500,000 worth of inventory at their disposal.

Even more, we love where our collection comes from – we’ve sourced inventory from West Elm, CB2, Design Within Reach, Article, Rove Concepts, and ELTE Market, to name a few. From tabletop accessories to wall décor, the selections of modern and tasteful furniture and beautiful artwork to outfit your home are endless.

Every property and every situation is different. Whether you’re looking for a light styling, a full-blown reno or anything in between, we’ve got you covered. We have the systems, talent, experience and team in place to bring your property to market. And, when we do, we make sure your home is featured in its best and most desirable condition.

So, if you’re thinking, “Why should I partner with Fox Marin to sell my property?” we’ll let our real estate portfolio speak for itself. Take a look at our before and after transformations and decide for yourself.

We understand the value of a well-dressed home.

BEFORE & AFTERS

400 Wellington Street West

Great bones and a great location BUT dark furniture and walls drained the light from this space. We painted the walls our staple white and lightened the load with some brighter, lighter furniture. We could hardly recognize the space.

We had barely fluffed the last pillow when it sold and we were back in to pack it all up in record time!

62 Dovercourt Road

The best of both worlds – rental income and a leafy top floor unit in this fabulous triplex. We focussed on the upper unit with a fresh coat of white paint and easy-breezy furnishings. The two decks and Juliet balcony really showcased the treetop living.

Staging highlight? Enjoying a fire in the 3 sided fireplace as we staged – we had to make sure it worked, right?

27 Brock Avenue

This hard loft was a dream come true! Soaring ceilings, exposed brick walls and light galore. We helped the seller pack her life into boxes, painted the entire unit white and swapped black for brown on the window and feature shelf trim. We opted for a “less is more” treatment and really let the stunning space speak for itself – and it did!

The not-so-fun factor? Balancing at the top of an 18’ ladder styling the feature shelf wall.

28 Degrassi Street

I loved this Semi Victorian. The sellers had put a lot of energy and care into the home – and some really stunning artwork!! The bathrooms still needed a little love so we installed new tiles on the floors and surrounding the tub and shower. We also installed a new carpet on the stairs and swapped out some dated light fixtures.

The highlight? Working with the seller’s stunning art! The lowlight? An early morning encounter with a raccoon on the third-floor deck.

4 Strathearn Blvd

This leafy old house in Forest Hill oozed charm and original character – it spoke of years of family memories. We transformed a fitness room into a nursery and a den into a little girl’s room. We brought light into dark spaces. And we showcased the character.

When we stage a home that we know will likely be renovated top to bottom we always envision what we would do, hope that the new owners will honour the original charm and dream of an invitation to see the newly imagined space.

17 Heddington Avenue

This gorgeous home was imposing and majestic. Beautifully renovated with no detail overlooked it was almost too stately so we decided to freshen it up. We painted the whole house white (including the fireplace) and used lighter, brighter furniture and accents to make it a little airier.

My favourite part of this house? It’s a toss-up between the old stone fireplace which is original to the house and the sunny third-floor bedroom with the window nook.

41 Dovercourt Road

This condo was all view and angles – and a little creative problem-solving! A new build with no storage in the primary bedroom; we had to navigate some difficult angles to find a configuration and install a closet that worked. And the view? A 270-degree view is magnificent and presents unique challenges for furniture placement. This space was spectacular!

This was so romantic – I wanted to bring my honey for a candlelit dinner overlooking the Toronto skyline – I didn’t.

43 Eglinton Avenue

Cute as a button compact living! This was a perfect bachelor condo complete with a Murphy bed to maximize the space. We wanted to showcase living in this space in two ways – Murphy bed up and Murphy bed down – and make sure it looked equally as charming as a living space or a bedroom.

My twenty-something self would have jumped at the chance to live in this space.

313 Richmond Street East

This condo was maxed out! A pandemic, toddlers (twins), a huge home office overtaking the former dining area and two large dogs were just too much for this space. We helped the seller relocate the contents of the condo to a storage facility and painted the entire unit bright white.

It is always such a reward to “see” the space beneath the heavy living and be able to give it a breath of fresh air.

323 Richmond Street East

This condo was chock full of character – a real tribute to a life lived with passion. I applaud! But a flocked wallpaper fronted vanity, plum walls and an abundance of sequins does not exactly have universal appeal. We worked with the seller to install new hardwood flooring throughout, remove the popcorn ceiling, reframe walls, paint the entire unit, reface the kitchen, add new appliances, redo both washrooms and install new lighting – transforming it into a bright sunny oasis.

A highlight for me? The sunny deck/terrace. It had such a European feel, especially with the beautiful old church in the background.

18 Harbour Street

A palace in the sky! All this beautiful blank canvas needed was a fresh coat of paint. We envisioned bright and airy with just a hint of bohemian. But it was really the stunning view that stole our heart – on a clear day we could see all the way over the island and across the lake, on a foggy day it was moody and dreamy.

Added bonus – the buyer loved it so much that she reached out to us to help her design her condo to mirror the staging!

636 Glebeholme

This charming semi was full of Scandi vibes – the sellers had put a lot of love into their space and it showed! They were also Scandinavian. The pandemic lifestyle necessitated turning the living room into a home office. We reclaimed it and updated some of its furnishings, adding just a little more love into the space.

The showstopper for me? The fireplace!! It was 100% faux, beautifully tiled in marble and gave an otherwise meh room a real knockout feature – a bold design decision.
